Questbank hires Bekim Merdita to rebuild broker trust through relationship-first sales strategy

The digital-first lender is backing away from the automation playbook that defined fintech's first wave. Questbank announced in August 2026 that it has appointed Bekim Merdita, a veteran of over a decade in mortgage banking, as its new Head of Sales & Marketing, a signal that the bank's national expansion depends less on platform features and more on whether brokers will actually submit files to them.

Merdita arrives with connections built across major brokerage networks and legacy lenders. His mandate is to make the bank something brokers want to work with. In a market where 48% of first-time buyers now source mortgages through brokers, according to Canadian Mortgage Trends, the lender that wins broker loyalty earns the default spot on the shortlist. The lender that doesn't gets evaluated on rate alone, and rate is the lowest-margin way to compete.

What the hire reveals about Questbank's bottleneck

Questbank has spent its early years building the systems most digital lenders advertise: connected underwriting, streamlined approval, APIs that pull documents automatically. These systems exist. What the bank does not yet have is the trust that makes a broker pull Questbank into a file before the client asks for it. That trust moves through networks that predate any current platform. It is relational.

Hiring Merdita is Questbank buying access to those networks in compressed time. A sales leader with established brokerage ties does not need to prove that the bank will close the deal, return calls, or handle exceptions without chaos. The broker network already knows him, which means they start with a base level of confidence in whoever he vouches for.

This shortcut matters because the alternative, building brand recognition through co-marketing spend and rate promotions, is what every mid-tier lender is doing, and the brokers are tired of it.

Why brokers are skeptical of new lenders by default

Brokers operate on volume and speed. A delayed approval or an underwriting surprise on one file costs them more than the commission on that file, because it burns client goodwill and forces them to restart the search. The Big Six banks may be slow, but they are predictable. A new lender has to prove it will not create more work than it saves.

Questbank's challenge is that it enters the market as interest rates stabilize, rates are no longer falling, origination growth is slowing, and brokers are handling more refinance and renewal volume than purchase files. Brokers in that environment do not experiment. They default to the lenders they already know can close.

Merdita's job is to compress the trust-building cycle. The bank needs brokers to believe that sending a file to Questbank will not require three follow-up calls or a Friday afternoon surprise about documentation. The way to prove that is by handling fifty files cleanly, and then five hundred, while maintaining direct communication with the broker on each one.

The operational test nobody talks about yet

The appointment works only if Questbank's operations can absorb the volume a high-profile sales leader will generate. Merdita's credibility brings deals. If those deals sit in underwriting queues, get declined for reasons that weren't flagged early, or require the broker to chase status updates, the credibility transfers in reverse. The broker blames Merdita first, and the bank second, but both damage is permanent.

The real measure of this hire appears in twelve months: whether those brokers sent him a second file after the first one closed.
