About
Hi, I’m Salvo.
I’m a Mortgage Agent Level 2 with SMG Mortgages in Vaughan, Ontario, affiliated with Tango Financial.
I write for Ontario homeowners, first-time buyers, self-employed people, and property investors who want to understand the decisions behind a mortgage. My focus is long-term planning, especially before a renewal, refinance, or purchase.
A mortgage offer can look simple while leaving big questions unanswered. How will the payment fit your monthly cash flow? Could existing debt be handled differently? What should a self-employed borrower prepare before applying? I use this publication to work through those questions in plain language, drawing on more than 20 years in the mortgage industry and the choices I see across Vaughan and the Greater Toronto Area.
What I cover
Mortgage decisions, explained
You’ll find practical education on mortgage renewals, purchases, refinances, debt restructuring, home equity, investment properties, commercial lending, reverse mortgages, and first-home planning. I also explain down payments, default insurance, co-signers, guarantors, and pre-approvals so you can see how each piece affects the application.
Who it serves
For Ontario borrowers planning ahead
I write primarily for homeowners and buyers in Vaughan, Toronto, and the Greater Toronto Area, including self-employed people between 25 and 55 and clients purchasing investment properties. A homeowner facing a 2026 renewal, a first-time buyer building a down payment, or a business owner gathering income documents will each arrive with different numbers and different questions.
My approach
Start with the full picture
I begin with the borrower’s plans, income, debts, property, and timing, then assess the available mortgage choices. That approach is especially useful at renewal, when the lender’s offer may show a rate and payment while leaving out options such as changing the term, restructuring debt, or refinancing. Clear explanations come first.
